This calculator determines the Return on Investment (ROI) or Cash-on-Cash Return for a rental property, a key measure of its performance.
Purchase & Financing:Enter the total purchase price, your down payment percentage, the loan interest rate, and the loan term in years. Also include any initial closing costs.
Income & Expenses:Input the monthly rental income and all recurring monthly expenses. These include property taxes, insurance, maintenance/repairs, property management fees, and any other costs like HOA fees or utilities.
Calculation:ROI is calculated by dividing the Annual Cash Flow (total income minus all expenses, including mortgage payments) by the Total Cash Investment (down payment plus closing costs).
